Householders Insurance - Loss of rent.

If your home is made uninhabitable by one of the perils covered under this policy, you can usually claim up to a certain sum (sometimes 10 % of the sum insured) for loss of rent or additional hotel expenses.

Property owners' liability. If you are held legally liable for an accident occurring on your own property, you may be faced with a court decision ordering you to pay a substantial sum for damages. This Section of the policy reimburses these expenses up to a maximum of £600,000 for any one accident. For example, if a workman slips and breaks his back, or if someone loses a finger or thumb in an accident on your property, a court claim may be made against you. Als0, if a workman should damage a neighbouring house while repairing your own, you would be able to claim under this Section for a sum to repay your neighbour. However, your policy will not cover any liability for members of your own family or staff, and it excludes damage to your own possessions.

How much does it cost?

The yearly premium for a building policy providing the cover outlined above is about 43.25 for each £6,000 insured, subject to a minimum policy charge of 46. You will have to pay higher premiums if your house is thatched, made of wood or of any other flammable materials.

As explained above, the following specimen premiums are calculated on the assumption that you will yourself pay the first £69 of any claim caused by storm, tempest or flood, or by bursting or overflowing of water tanks and pipes. By paying about 44 a year more, these ' excesses ', as they are called ( 46), may sometimes be removed if you specially ask your insurer. Typical premiums are given in Table 64�
